734 BROADWAY NEW YORK, NY
After many years of neglect and unsafe conditions, 734 Broadway was saved from further deterioration. Instead of highly altering the structure to add a two-story glass penthouse, the original structure was left largely intact. This was a more sustainable and environmentally friendly approach to repurposing this long empty building. The building was gut-renovated for office use. The original cast iron façade and cornice were repaired and repainted to match the historic paint colors found through detailed paint analysis. The existing fire escapes were repaired and repainted to match the cast iron façade color, minimizing their impact on the original architecture. Existing fire shutters at the rear façade were repaired, stabilized, and repainted.
Windows were restored to their original configuration with oversized two-over-two double hung windows at the street and rear facing facades. New skylights were installed in existing locations at the top floor. New high efficiency air conditioning equipment was installed at the rooftop to serve each floor, eliminating the need for window units.
Non-original ground floor infill was removed and replaced with a simply detailed new design that returns the storefront closer to its historic appearance.
