41 EAST 74TH STREET   NEW YORK, NY

PKSB was commissioned to reimagine the townhome located 41 East 74th Street in the Upper Eastside Historic District. The existing building had been stripped of its original Queen Anne style brownstone façade and stoop. PKSB’s design realigns the townhouse floors to provide an accessible entrance at the sidewalk level while reintroducing a formal stoop. The project team found inspiration in the eclectic styles visible throughout the historic district. The new Neo-Classical design introduces a vibrant mix of materials and architectural details to a once monotone façade. A new L-shaped stoop was carefully designed to accommodate the additional height required to provide a full story at grade level. The project also included rear yard and rooftop additions. PKSB guided the project through the public review process with presentations to local preservation groups, Community Board, and the Landmarks Preservation Commission.
